Chapter 101: Some Kind of NBA Superstars?
Jayce brought them to the second floor, the private quarters.
Jayce said, "The second floor consists of primary master suite, or the main bedroom, bedroom 2, and bedroom 3."
"The primary master suite occupies the entire front-facing wing of the house. It features a massive footprint with an integrated lounge area, a spa-style five-piece bathroom, and dual walk-in closets. It opens directly onto the wide, cantilevered concrete terrace projecting out over the front driveway.
The bedroom 2 is a secondary master-style bedroom located at the rear left, featuring its own private three-piece en-suite bathroom and views of the backyard canopy.
The bedroom 3 is a slightly smaller bedroom located at the rear right, equipped with a dedicated closet and immediate access to a Jack-and-Jill style bathroom."
When they explored the primary master suite, Max instantly took a liking on it.
Max deeply liked the cantilevered concrete terrace.
If he got stressed from playing the game, he could relax his mind and even train and exercise there.
It was perfect especially when he was seeking for the benefits of the morning sunlight while training.
As for the bedroom 2, it was definitely better than the main guest’s floor area for an individual person.
But knowing Enzo’s personality, it might take sometime to convince him to stay at bedroom 2.
As for bedroom 3, Max tried to convince Auntie Sarah, but she immediately declined.
It was reasonable.
Her business was a bit far and it was a hassle for her.
In the end, Max could only encourage her to visit them from time to time.
After they explored the second floor, Jayce brought them to what he called subterranean basement.
It contained the media lounge and the mechanical core.
Jayce said, "The media lounge is a completely subterranean, sound-insulated room configured for AV equipment or a private study."
Max nodded. It was useless to him, but Enzo might have uses for it.
"The utility core houses the master electrical panels and the villa’s high-efficiency geothermal climate control machinery.
Here, you can call the company responsible for your utility core if there’s malfunction that will occur in the future."
Now that Jayce was finished sharing information about the villa, he shared instructions with Max.
About the maintenance cost, what was to look out for, emergency exits, and more important information that Max definitely needed to know.
Max listened.
The total time it took was an hour, leaving Max feeling a bit hungry now.
Hence, before the Real Estate Broker asked them if they would buy the house, Max first told them to order a food first.
Jayce stared at him strangely, but complied, nonetheless.
Once it was finished, Jayce asked again, "So, will you buy the house?"
He asked Auntie Sarah.
Auntie Sarah was dumbfounded.
She clearly told him in the phone that she’d be bringing a person who was interested in buying a villa.
Yet, she was the one being asked, not Max.
Suddenly, she realized something.
Throughout the time Jayce interacted with them—from their first greeting to the discussion until the question, Jayce seemed to be interacting with her a lot more.
Auntie Sarah glanced at Max, who was smiling to her.
She couldn’t help but burst into laughter, perplexing Jayce.
At the same time, his heart skipped a beat.
He was nervous.
He was afraid he’d been duped.
He recalled the voice of the woman who called him.
He actually didn’t know her.
Auntie Sarah only learned about the contact information of the Real Estate Broker, but not once she got in contact with him.
It was only reasonable for Jayce to not recognize that the woman in front of him was actually the one who called him.
He was even exasperated earlier at the latter because she didn’t actually accompany the potential buyer.
But now, after hearing her laugh, he finally recognized her voice.

Jayce didn’t speak his thoughts out loud.
He forced a smile and stammered. "Y-Yes. C-Can I ask for an ID? This is actually mandatory anti-money laundering compliance step.
I hope you don’t mind."
Max took out his wallet and pulled out his national identification card.
Jayce took out his phone and through his company’s information, he verified that Max had indeed not been affiliated with any money laundering affiliations.
He was astonished.
He immediately proceeded to the steps, where ensuring the privacy transaction was a must.
Afterwards, he initiated the drafting the agreement of purchase and sale.
The purchase price was exactly 3,450,000 CAD and Max must pay 5% to 10% deposit, typically around $172,500 CAD, which must be delivered via bank draft to the listing brokerage’s trust account within 24 hours of acceptance.
Max expressed his desire to hurriedly finish the transactions and stay in the villa for tonight and Jayce assured him.
He said, "Yes, you can stay now for tonight since you’re about to pay for the deposit. There are still clauses that must be fulfilled first before the sale is finalized for your own sake, so that you won’t be tricked by the seller.
Given the modern concrete and smart-glass construction of the villa, a standard condition includes a passing grade from a certified structural inspector.
The contract will enter a conditional period that typically lasts for 5 to 7 business days.
Also, I suggest for you to have a real estate lawyer so that the real estate title of this villa will be passed through them. This is a must because there’s still a Land Transfer Tax."
Max didn’t want to hassle himself with those and politely asked Auntie Sarah to deal with it...
